The process will determine:

Local market conditions as they relate to the proposed development, including:

  1. Land valuation
    • Current
    • Post rezoning
  2. Potential market strengths and weakness
  3. Construction and general developments costs

Environmental status of the subject site

  1. Site compliance for intended use
  2. Costs of remediation to bring site into compliance
  3. Time line for remediation

Site constraints as they relate to the proposed development, including:

  1. Current zoning
  2. Required zoning amendments
  3. Topographic survey
  4. Geotechnical survey
  5. Existing utility servicing
  6. Required utility servicing
